Trelawny Cottage is a semi-detached 2 bedroomed wing of a large granite early Edwardian Farmhouse in the small quiet hamlet of Bodiggo, 1/2 mile north of Luxulyan. Trelawny is South facing & overlooks the Cornish countryside. An idyllic Cornish location near St Austell, Bodmin, North & South Coast. The World Famous Eden Project is only a 5 minute drive away.

Trelawny Cottage can offer comfortable accommodation, sleeping either 4 Adults or 2 Adults + 2 Children & Travel Cot. 1 dog is accepted by arrangement. The property is set in an idyllic central location with a south facing private garden & large patio, barbeque and far reaching views. There is private parking for guests. All rooms have lovely countryside views and have been newly renovated to a high standard, retaining some period features.

Trelawny Cottage is centrally situated for North and South coast, a 10min drive away is the A30 - A390 into Cornwall. The Eden Project is a 5 min drive away with The Lost Gardens of Heligan just 20 minute drive away. Newquay Zoo and Dairyland (a must for children) are a 20 minute drive away. There is a good local public house in nearby Luxulyan, a shop , beautiful valley walks & horse riding a few minutes away by car.

ACCOMMODATION DETAILS

Trelawny Cottage is let from Friday to Friday, keys are made available from 3.00pm onwards on the first day of your holiday and the property is to be vacated by 10.00am on the last day of your holiday. All rooms have lovely countryside views, newly renovated to a high standard retaining some period features. The high standard will appeal to discerning guests.

THE ENTRANCE
Front Door leads to an original Edwardian tiled Hallway.

KITCHEN
Tastefully decorated. Slate Floor Tiles. Understairs Cupboard. The kitchen is well equipped and has a fully fitted country kitchen with washing machine, microwave, dishwasher, full electric hob cooker, fridge/freezer, kettle, toaster and am ample supply of cutlery, crockery, pots & pans. There is plenty of storage space. Night Storage Heater.

LOUNGE/DINER
Comfortable light lounge/diner, Colour TV/DVD/VCR, CD/Radio, 3 piece leather suite, circular pine table & chairs, coffee table, feature fireplace with flame effect electric fire. Large bay window overlooking the patio & garden. A local newspaper is provided each week. There are games and a toy box as well lots local information to help you enjoy your holiday. Night Storage Heater.

MASTER BEDROOM
1st floor double bedroom (travel cot available). Large bay windows overlooking the Cornish Countryside. Large wardrobe, chest of drawers, bedside table and lamps. Night Storage Heater.

TWIN BEDROOM
1st floor twin room - Views overlooking part of owners back garden onto open fields. You can often "Blossom" the horse or sheep running around. Solid pine wardobe, chest of draws, bedside & lamp. Night Storage Heater.

BATHROOM
Bathroom with wet room shower, basin & W/C. Electric Wall Heater.

GARDEN
Private enclosed south facing large patio, patio furniture, garden, barbecue, private parking. There is a small herb garden for your own use. PRIVATE PARKING
From the private car park, the pathway leads to the private south facing garden and front entrance. There is a large patio with far reaching views of the Cornish countryside.

The Eden Project is a 5 min drive away with The Lost Gardens of Heligan just 20 minute drive away. Newquay Zoo and Dairyland (a must for children) are a 20 minute drive away. There is a good local public house in nearby Luxulyan, beautiful valley walks & horse riding a few minutes away by car. Porthpean Beach is close by and popular with swimmers. The fishing ports of Mevagissey & Fowey are well worth a visit. The beautiful National Trust Property of Lanhydrock is 10 minutes drive away.

1 well behaved pet is accepted by arrangement only. There is a surcharge of £10 per pet, per week/short break.

NON SMOKING
Smoking is not permitted in Trelawny Cottage, but permitted in the garden/patio area.

LOCAL AREA
Luxulyan is bounded on the North by Lanivet, and the East by Lanlivery & Tywardreath, on the South by St Blazey & St Austell and on the West by Roche. It is a small village on the edge of Bodmin Moor. In the 19th Century a mining and mineral railway was built through the Luxylyan valley to connect with mining area around Bugle. Luxulyanite, a beautiful & rare type of Cornish granite, is found in this area. Lovely walks for adults, children & dogs.

An extraordinary educational facility. Entertainment and education are central to the Eden Project. Art, sculpture, guided tours, talks, storytelling, performance, music, themed events, a whole range of education programmes for all ages and abilities makes Eden a dynamic experience. In the 2 years they have even had a fantastic ice rink to enjoy from November to late February.
