Troutbeck Lodge is a beautifully refurbished new to let pine lodge in spectacular and unspoilt surroundings, with direct access to the fells . Situated in Limefitt Park, a 5 Star Rose Award Site spectacularly situated amidst truly breath taking scenery and yet only 10 mins drive from Windermere and Ambleside. The Queens Head ( 17th century coaching inn) is just a short stroll from the park.

Limefitt Park is situated in an extremely peaceful location, in the beautiful Troutbeck Valley near Lake Windermere. With Wansfell on one side of the valley and the peaks of the Yoke, Froswick and high Street on the other it is ideal for low and high level walking. Troutbeck is ideally located 3 miles from Windermere and 6 miles from Ambleside, on the A592 leading up to Kirkstone Pass. A perfect base to explore all of the lakeland towns and villages either by car or public transport.

The facilities at Limefitt include - Outdoor Childrens Play Area, Fell Walks, Shallow River Pool, Games Room, Haybarn Inn & Bar Restaurant, Launderette/drying room and a Park shop. In the winter months some of these facilities may be closed, however there are two excellent lakeland inns within walking distance in Troutbeck. A wide range of leisure activities that can be found close by include pony trekking, cycle hire, golf, coarse and game fishing and water sports.

Limefitt Park, registered by the Tourist Board and AA as a five star site, is a peaceful, medium sized, landscaped site. It was, from the 15th century until recently, a Lakeland sheep farm. The reception area is sited in the 14th century mill building and the hay barn has been converted into a comfortable inn that serves excellent meals. This well-maintained site also has a shop, take-away, launderette/drying room with ironing facilities, and children`s play area and river pool. For security the park gates are locked between 11.30 pm and 7.00 am. Troutbeck is idyllically located 3 miles from Windermere and 6 miles from Ambleside, on the A591 road that leads to the Kirkstone Pass and is linked by a regular bus service that runs from Windermere Station to Patterdale.

Windermere and Bowness (3 miles), offer a range of water sports (including fishing) and lake cruises, together with the recreational activities you would expect from a holiday resort. Windermere has a golf club and cycle hire shop, and in Bowness there are permanent exhibitions, museums and gardens to visit -and a theatre and night club is at the centre of its lively nightlife. Windermere, Bowness & Ambleside contain many interesting shops, ranging from all-weather clothing to art & craft shops. For larger stores the ancient market town of Kendal is only 20 mins away.

ACCOMMODATION

Troutbeck Lodge is let from Saturday to Saturday, keys are made available from 3.30pm onwards on the first day of your holiday and the property is to be vacated by 10.30am on the last day of your holiday. This comfortable lodge has recently been refurbished to a high standard, with everything you will need to help make your stay as carefree as possible. The accommodation is beautifully presented and sleeps 4. Short breaks are available out of main season.

GALLERY KITCHEN - The well equipped galley kitchen with a gas oven/ hob, microwave, and fridge leads to the comfortable bedrooms. These rooms are tastefully decorated , one twin and one double, both fitted with electric heaters and with ample storage space.

BEDROOMS - 1 Double Bedroom, 1 Twin Bedroom. Duvets, pillows, bed linen and towels provided at no extra cost.

LIVING AREA WITH PATIO DOORS & VIEWS - The open plan living area has seating for 4, fitted with a gas fire and electric heaters, has patio doors leading onto the decking which overlooks spectacular views of the fells.

LARGE DECKING AREA - The large decking area is an ideal place to relax and unwind after a day out on the fells or a day exploring the Lake District National Park.

ENTERTAINMENT : Terrestrial TV, Video, DVD, Radio, CD System, Board Games. Colour television with teletext.

LUXURY SHOWER & BATH - The lodge is fitted with a Micra Excel luxury gas shower, supplying hot water on demand. Described as a shower it has the added benefit of a 'half size bath'!

SUNNY BALCONY - Parking, Balcony, Garden Furniture. Large sunny balcony with garden furniture.

PARKING - Parking is provided next to your lodge, more parking is available by reception.

HOME FROM HOME - This lodge is tastefully decorated throughout, the owners having taken great care to make if feel home from home. A delightful place to stay for any occasion.

BED LINEN & TOWELS PROVIDED - Inside you will find everything you need - Duvets, pillows, towels and bed linen all provided at no extra cost making your holiday as easy and as comfortable as possible. House Linen, Towels Provided.

COTS & HIGHCHAIRS - Cots and highchairs are available by prior arrangement at an extra cost.

CHILDREN WELCOME - Children Welcome, Suitable For Elderly, Sorry - No Pets Allowed. No smoking is allowed inside the lodge, however if you smoke outside, please remember to carefully extinguish your cigarette as obviously the decking is flammable.

PUBLIC HOUSE : The Haybarn is just a 1 minute walk away. The Queens Head (17th century coaching inn) is also just a short stroll from the park.
