SILVER SERVICE HOLIDAY HOME MANAGEMENT

SILVER SERVICE KEY HOLDING

For an annual fee we provide a Silver Keyholding Service. Subscribers may then choose from our portfolio of services as outlined below. As a locally based keyholding company we offer a network of caretakers and on-call support services. Available 365 days a year, our Silver Service provides contingency and back up including maintenance solutions at short notice. For subscribers who own holiday rental properties, our changeover, cleaning, and linen services offer a complete hands-off solution. This can be particularly useful for long-distance owners.
Silver Service Keyholding Tariff - Annual keyholding fees £195.00*

SILVER SERVICE CALLOUTS 

We are available for callouts 365 days a year, including same day and short notice. Callouts can be ordered by the owner, or by a responsible party designated by the owner (neighbour, owner's cleaner etc). Callouts can be ordered in writing, by phone, or by e-mail.
Silver Service Call Out Tariffs - Pre booked (up to 24 hours prior) : first 1/2 hour £12.00* + Additional hours, per hour £17.00*

SILVER SERVICE PROPERTY INSPECTIONS 

Owners can order property checks at short notice, or may wish to arrange a regular schedule of property checks over a period, for example during off season or when the property is vacant. There are two separate options - a brief external check, or a more detailed security and maintenance inspection. Brief check  This is a 15 minute walk around the external property area, which may be useful following a storm or a period of bad weather. Includes a check for any external signs of damage and blockages covering roofs, guttering, drains, windows and doors where these are visible from ground floor level. Security and Maintenance Inspection - A more detailed 1 hour inspection of the property both internally and externally. Covers an external check for maintenance, security, and damage. Internally the property is inspected for leaks, water penetration & signs of damp, and any maintenance issues. Heating and utilities are checked, and heating and any other relevant appliances are pre-set if required.

SILVER SERVICE TRADE ACCESS


For absentee owners we can provide access for trades, organise deliveries etc. This can be pre-arranged or requested at short notice. If required, caretakers can accompany trades people into and out of the property.

SILVER SERVICE HOLIDAY HOME MANAGEMENT - HOLIDAY HOME CHANGEOVER CLEANING SERVICES

Cleaning in between holiday lets.  Available for all categories of holiday letting properties, including properties rated up to 5 star standard by VisitBritain (The English Tourist Council). Includes a full internal clean of the property following a holiday booking. Covers the following: 

Kitchens 
· All kitchen white goods, appliances & equipment cleaned, checked and polished. 
· All worktops, sinks and surfaces cleaned; all unit fronts cleaned and polished.

Bathrooms
· All baths, showers, toilet bowls and sinks cleaned and left sparkling. 
· Cabinets emptied and cleaned; shower screens, tiles, mirrors cleaned and polished. 

Bedrooms 
· All drawers, cupboards and wardrobes emptied and cleaned.
· Mattress, protector & pillows checked; behind and under beds cleaned.

Lounge, dining and communal areas 
· Behind & underneath furniture and cushions checked; behind and around TV's and appliances cleaned; cabinets and unit surfaces and fronts cleaned and polished.· Table cleaned, mats & coasters placed out; dining chairs checked. 

General 
· Marks removed from walls & skirting where possible; ceilings, corners, edges dusted; flooring cleaned, carpets vacuumed, small carpet and upholstery marks spot cleaned where possible; internal windows and window sills cleaned, window blinds brushed; Vacuums emptied.  Internal

Checks 
Included in the cleaning tariff, our caretakers and their assigned cleaners will also undertake the following checks: 

· All lighting checked, extinguished bulbs replaced; Heating, boilers and any appliances pre-set to specifications or turned off; signage and information books and leaflets checked; patio doors and windows closed or locked as appropriate.

External areas 

NB - for properties with balconies, patios, gardens and outside areas, tariffs for cleaning external areas are quoted individually. Tariffs are based on the amount of outside space and additional labour required.

3) House : Beds (1 x king + 1 double + 4 x single), Bathrooms (3), Kitchen (1) Diner (1), Study (1) Living room (1), Balcony (1), Front Patio (1), Rear Garden (1) - Size (internally) 1720 sq ft  = £84.00*

For 4 and 5 star properties, or where required, we offer a full commercial linen service including the hire of 3 x sets of linen per bed. The service is suitable for any category of property, or as required by the property owner or guests.

A linen set includes the following:

a) Duvet cover (king, double, single)
b) Fitted sheets (king, double, single)
c) Pillow case (2 x per person)
d) Bath towel (1 x per person)
e) Hand towel (1 x per person)
f) Bathmat (1 x per bathroom)
g) Tea Towels (2 x per property)

SILVER SERVICE HOLIDAY HOME MANAGEMENT - MEET & GREET ARRIVAL DUTIES


For 5 star properties, where appropriate, arriving guests are provided with a ‘meet and greet' service on arrival. Guests will be met at the property at a time pre-arranged with their caretaker. For late or delayed arrivals, a suitable arrangement for key collection is made by the property caretaker.

SILVER SERVICE HOLIDAY HOME MANAGEMENT - QUALITY IN TOURISM PRE-INSPECTION REPORT

For holiday home owners who enter the VisitBritain/Quality in Tourism tourist board ratings scheme, we offer a pre-visit property inspection report. This report will itemize any areas which require attention to meet the desired rating level. Pre - Inspection Report 2007 Tariff = £30.00*

SILVER SERVICE HOLIDAY HOME MANAGEMENT - HOLIDAY PROPERTY MAINTENANCE

Non-qualified and routine maintenance 

A specialist service tailored to the holiday home letting market. Our caretakers and our network of maintenance subcontractors are available to conduct minor and routine maintenence and repair work, including where the service levels offered to a paying guest may require that such work is done whilst the guest is in residence. This service is available at weekends, out of hours, and at short notice. To facilitate minor jobs we charge in increments of 1 hour, with 15 minutes being the smallest increment. 

Routine maintenance work covers the following: 

a) Repairing, re-fixing and re-attaching loose fittings such as toilet seats, curtain rails, pictures, mirrors, toilet roll holders, cabinet doors etc. 
b) Servicing door and window locks. 
c) Tightening loose washers on dripping taps and non-corgi plumbing work.
d) Servicing vacuums. 
e) Carpet, fabric and upholstery cleaning.
f) Gardening, strimming, weeding and general garden maintenance.
g) Patio and balcony cleaning. 

Silver Service Routine Maintenance Tariffs  - Silver Service Caretakers = £17* per hour / Subcontractors = Rate plus 15%

Qualified Maintenance and Trades 


Our network of trades people and subcontractors includes qualified electrical, gas, plumbing and other building operators. We background and reference check all of our operators, and in most cases we are able to source competitive market rates on the owners behalf.

Qualified Maintenance & Trades Tariffs  - Qualified trades Tariff (up to £1,000) = Rate plus 15% Qualified trades Tariff (over £1,000) = Rate plus stepped commission
